DMCI Homes put out five updates between August and early October 2026. Two are about The Erin Heights in Quezon City, one is about Acacia Estates in Taguig, and two describe programs that let buyers move in before the purchase is complete. Each one needs a different check before you rely on it.

Key points
- The Erin Heights in Quezon City has topped off. Turnover is scheduled for October 2027.
- DMCI Homes describes the nearby MRT-7 Tandang Sora Station as a future station. The target it cites from news reports is 12 MRT-7 stations by June 2027.
- At Acacia Estates in Taguig, the Acacia Community Pavilion is targeted for 2027. Other planned features have no published dates.
- HomeReady is a rent-to-own program for ready-for-occupancy units. Its eligibility and validity period were not published.
- DMCI Homes announced a HomeAdvance Early Move-In offer period of October 1 to December 31, 2026, for buyers on a participating extended downpayment promo.
How should buyers read a project announcement?
Start by asking what stage each detail is at. A structural top-off has already happened. A turnover date is a schedule the developer set, and it can still move. A rail opening date is usually a government target. Planned amenities may exist only as illustrations, and program terms apply for a set period.
The further a detail is from finished, the less weight it should carry in your decision.
What did DMCI Homes announce for The Erin Heights?
Two updates cover this tower at the corner of Commonwealth Avenue and Tandang Sora Avenue in Quezon City. The building and the rail line nearby run on separate clocks, and a delay on one side does not shift the other.
Construction and turnover
On , DMCI Homes reported that The Erin Heights had topped off. The structural frame is complete, and work has moved on to finishing and unit preparation. The same announcement said the project is on track for its scheduled turnover in October 2027.
Our reading: the top-off settles one question, since the frame is built. October 2027 remains the developer's schedule. Finishing work still has to run its course, and the announcement does not say whether that date applies to every unit. Before you rely on it, check the turnover date in the purchase documents for your unit, the latest construction update, and whether the unit is still available.
MRT-7 timing
A update turned to transport. Citing news reports, DMCI Homes wrote that the Department of Transportation has committed to open 12 MRT-7 stations by June 2027. The update describes the project as just steps from the future MRT-7 Tandang Sora Station, and a photo caption in it puts the distance at 150 meters. June 2027 is a government target that DMCI Homes passed on from those reports.
Our reading: if the line opens on target, residents get a rail option a short walk from the building. Until it does, the daily commute depends on the public transport already running along Commonwealth Avenue, which DMCI Homes also mentions. The update does not say whether Tandang Sora is one of the 12 stations, or when that station will open. If the commute matters to you, look up the Department of Transportation's latest MRT-7 announcement and try the trip with today's transport.
Our research page on The Erin Heights covers its location, unit types, price references and payment structure.
What is at Acacia Estates now, and what is still planned?
On , DMCI Homes released a new audiovisual presentation on Acacia Estates, its township of about 130 hectares in Taguig City. The company said around 46 hectares of land remain. The presentation mixes what is there now with what is planned, so the two are listed separately below.
Described as part of the township today
- Tree-lined roads, landscaped open areas and walkable environments.
- Low- to mid-rise condominiums and house-and-lot developments.
- A weekend market run with farmers from Tuba, Benguet.
- Resident services including HomeEase, RideShare, ParkShare and the DMCI Communities Mobile App.
Described as planned
- The Acacia Community Pavilion, shown in an artist's illustration and targeted for completion in 2027.
- The Town Center at Acacia Estates, a planned commercial strip with cafés and dining, shown as an artist's illustration.
- An events pavilion, open fields, sports facilities, park trails, rain gardens and more commercial space, with no published completion dates. The announcement does not say whether this events pavilion is the Community Pavilion.
The announcement also shows Acacia Park Central, a new 6.8-hectare landscaped open space, in artist's illustrations only. It does not state whether that space is open, under construction or still planned.
Our reading: a buyer today gets the township as it is now. The planned features show where Acacia Estates is going, but only the Community Pavilion has a target year. Most of the others have no completion date, Park Central's status is unstated, and the announcement does not say how close each will be to a given building. If one of them is part of the appeal, ask whether it is operating, being built or still on paper, and whether its date has moved since September 2026.

How do HomeReady and HomeAdvance work?
Both programs let a buyer move in before the purchase is complete, but they start from opposite ends. HomeReady begins with renting and may lead to buying. HomeAdvance begins with buying and lets you move in while the downpayment is still running.
HomeReady (announced )
HomeReady is DMCI Homes' rent-to-own program for ready-for-occupancy units. According to the announcement:
- At least 60% of the total rent paid is deducted from the purchase price if you buy.
- To buy, you settle 10% of the unit's total contract price. The remaining 90% can go through bank financing, in-house financing or cash.
- The price can be locked in during the lease.
- Renting does not oblige you to buy.
Our reading: HomeReady lets you live in a unit before you decide, and part of the rent may come off the price if you buy. The announcement leaves out eligibility, which projects or units take part, the lease length, rent amounts and how long the program runs. Ask for those terms in writing before you sign a lease. Ask, too, how the rent credit is applied and what happens to the rent you have paid if you decide not to buy.
HomeAdvance Early Move-In (announced )
HomeAdvance lets buyers move into the unit they are buying while they are still paying the downpayment. DMCI Homes announced an offer period of October 1 to December 31, 2026. Under the announced terms, a buyer:
- must have taken the extended downpayment promo of a participating property;
- can move in after at least four months of downpayment, instead of waiting for the full term, which can run up to 36 months;
- must sign a lease of at least six months that ends when the bank releases the loan for the unit.
The announced perks include free Property Management Office turnover fees, joining fees and water service deposit, plus free association dues that depend on the length of the lease:
| Lease term | Free association dues |
|---|---|
| 6 months | 1 month |
| 7–12 months | 2 months |
| 13–18 months | 3 months |
| 19–24 months | 4 months |
| 25–30 months | 5 months |
| 31 months or more | 6 months |
The announcement's list of participating ready-for-occupancy projects includes three that DMCI Condos covers: Allegra Garden Place, Alder Residences and The Oriana.
Our reading: moving in early can save months of waiting, but buyers keep paying the scheduled downpayment while they lease. Each month, then, you pay the downpayment and the rent. DMCI Homes describes the rent only as lower than prevailing market rates. It does not say whether rent counts toward the price, or what happens to the lease if the bank is slow to release the loan. Before applying, check that the offer is still open and that your project and unit are on the list. Then ask for the actual rent and add it to your monthly downpayment.
How can you keep track of later announcements?
When the next announcement comes out, write down its date and keep a link to the original. Note whether each detail has happened, is scheduled, is someone else's target or is still a plan. Then ask what it changes for you: your budget, your commute, how you would use the place, or when you could move in.
