DMCI Condos Calculator
Calculate
Estimate the downpayment before you decide.
Pick a DMCI project and a unit type for a quick estimate of the reservation fee, downpayment and monthly downpayment, based on the project's current price list and payment terms.
How the DMCI condo calculator works
The calculator gives a quick estimate of what a DMCI Homes condominium unit costs to reserve, how much the monthly downpayment comes to, and what the balance could cost each month with bank financing. It reads each project's current price list and DMCI's payment terms list every time the page opens.
What it estimates
- Monthly downpayment: the downpayment less the reservation fee, spread over the downpayment term.
- Total downpayment and reservation fee for the unit you choose.
- Balance to finance: what remains after the downpayment, paid at turnover.
- Monthly bank amortization of that balance, from an interest rate and loan term you can change.
- Sample computations for every available unit type of the project, and a month-by-month downpayment schedule.
What you choose
- Project and building
- Some projects set different payment terms per building; choosing the building applies its terms and turnover.
- Unit type, floor area, floor level and orientation
- These narrow the available units. Each list shows how many units match.
- Building unit #
- Uses that unit's listed price. Without one, the Price Filter uses the lowest (Minimum) or highest (Maximum) price of the matching units.
- Unit price
- Filled in from the price list, and editable if you want to test another price.
- Downpayment % and term
- The project's promo terms or regular terms, and the payment period in months.
- Interest rate and loan term
- For the bank financing estimate. The default rates are indicative bank averages, shown with their date.
How the numbers are computed
- Monthly downpayment = (unit price × downpayment % − reservation fee) ÷ months.
- Spot downpayment terms, where a project offers them: the spot % less the reservation fee is paid in the first month, and the rest of the downpayment over the remaining months.
- Balance = unit price − downpayment.
- Monthly amortization = balance × r(1 + r)n ÷ ((1 + r)n − 1), where r is the monthly interest rate and n the number of monthly payments.
- In the schedule, payments are rounded to the peso and the last month takes the difference.
What it does not include
- Discounts and promos that are not in the payment terms list.
- Taxes, closing fees and other charges.
- The bank's actual rate, fees and loan approval, and DMCI in-house financing terms.
- Changes after the page was opened: units sell, and prices and terms can change.
It is a quick estimate, not an official computation or an offer; the official computation is set at reservation. For a full breakdown with discounts and charges, send a Buyer Inquiry.
Where the data comes from
Unit prices and availability come from each project's price list (available units only). Downpayment %, months and the reservation fee come from DMCI's payment terms list, and turnover from the project's published schedule. Both are read live, and the read date is shown with every estimate and in the downloaded PDF. To weigh projects against each other first, compare DMCI projects side by side.
