Kalea Heights is DMCI Homes' first project in Cebu City, planned as four buildings on Good Shepherd Road in Banawa, Barangay Guadalupe. Only the first tower, the Leia Building, is on sale. Before comparing it with other projects, look past the bedroom count to the specific unit, the address and the timeline.

What is actually on sale right now?
DMCI Homes announced Kalea Heights in as a four-building development on 4.6 hectares, with 3.6 hectares set aside for open space. A release divides the plan into four districts: Dawn, Dusk, Summit and Azure. The first phase is the Leia Building, the only building on DMCI Homes' project page and the only tower in the current availability list.
The Leia Building has 41 residential levels and five basement parking levels. None of the DMCI Homes releases we reviewed gives a launch or completion date for the other three buildings.
Our reading: a buyer today is buying into one tower of a larger plan. The open space, districts and Sky Parks describe the finished development. The releases do not say how much of that shared space will be ready when the Leia Building is turned over. Ask which amenities belong to the Leia phase and which depend on buildings that have no dates yet.
Does the bedroom count tell you enough?
Not on its own. DMCI Homes' project page lists 52 unit types for the Leia Building: 14 one-bedroom, 35 two-bedroom and 3 three-bedroom layouts. Here is what the availability list showed on October 11, 2026:

Two-bedroom units make up three in four of what is available, and their sizes span 27.5 sqm. The largest two-bedroom, at 80.5 sqm, is only 1 sqm smaller than the smallest three-bedroom. Per sqm figures divide each list price by the unit's gross floor area.
A May 2026 release says Kalea Heights buildings use single-loaded corridors, with units on one side of the hallway only. DMCI Homes pairs this with its Lumiventt design for airflow and daylight.
Our reading: at around 80 sqm, the choice is between a third bedroom and more room in a two-bedroom layout. Compare those two plans side by side. On each plan, look at where the windows are, how deep the living area runs, where storage goes and whether the dining area fits your household.
Why do two units of the same size cost different amounts?
The list held 110 two-bedroom units of exactly 58.5 sqm. Their list prices ran from ₱8,614,000 to ₱9,703,000, a gap of ₱1,089,000. The list records each unit's floor and which way it faces. Front units face northwest and rear units face southeast; among the two-bedroom units, 254 were front and 138 rear.
Our reading: the list does not explain each price, but the units differ in floor and facing. Northwest-facing rooms take the afternoon sun. Ask what the floor and facing of your unit add to its price. Since three more buildings are planned on the same site, ask too whether a later tower could stand in the direction your unit faces.
How will a Banawa address fit your routine?
The address is Good Shepherd Road, Banawa, Barangay Guadalupe, Cebu City. A DMCI Homes release names Escario and Mango Avenue nearby, and calls Cebu Business Park and IT Park a short trip away. The same release concedes that in Cebu City, short trips can take longer than expected.
Our research page puts The Market Place Banawa about 1.1 km away by road, Ayala Center Cebu about 4.7 km and Cebu IT Park about 5.5 km. Those are approximate road distances, and drive times change with traffic.
Our reading: Banawa is not a central business district, so most work trips leave it. Distance alone will not tell you how a weekday morning feels. Try the trip to your office or school at the hour you would actually travel, and check what transport runs from Good Shepherd Road if you will not always drive.
What does a December 2029 turnover mean today?
When it launched the project, DMCI Homes said turnover would start in December 2029. Every unit in the October 11 availability list carries a December 31, 2029 date. DMCI Homes' project page shows site progress of 1.41% for November 2025, 1.79% for January 2026 and 5.15% for June 2026.
Our reading: construction is at an early stage, and turnover is a little over three years away. A schedule that far out can move. Under the promo terms on our research page (15% over 37 months, as of October 3), the downpayment is paid while the tower is being built. Check the turnover clause in your purchase documents and the latest progress photos before you commit.
How should you read the price figures?
DMCI Homes' project page shows a full-price range of ₱5,726,000 to ₱13,695,000 with no date beside it. The same two figures were the lowest and highest list prices in the October 11 availability list. At launch in November 2024, DMCI Homes quoted units from ₱5.7 million to ₱13.4 million.
Our reading: the top of today's range sits above the launch figure, which shows that the list moves. Treat any price as dated. List prices leave out discounts, taxes and fees, so ask for a computation for the exact unit, including the payment schedule and what is due at turnover.
