Key points
- All three are pre-selling, with dates DMCI Homes has set between July and December 2029.
- On October 11, 2026, the availability lists showed 521 units at Kalea Heights, 400 at One Delta Terraces and 651 at The Valeron Tower.
- The lowest list prices were ₱5,726,000 at Kalea Heights and ₱6,990,000 at both Metro Manila projects. The highest were ₱13,695,000, ₱21,745,000 and ₱17,219,000.
- In all three, two-bedroom and three-bedroom sizes overlap or come within 1 sqm of each other.
- The promo downpayment terms differ, so monthly figures from the three projects do not line up.
How do the three compare at a glance?
Every row below uses the same source for all three projects. List prices, sizes and unit counts cover only the units available on October 11, 2026.

Dates come from DMCI Homes releases, site progress from DMCI Homes' project pages, and the rest from each project's availability list and the payment terms list. Price per sqm divides each list price by the unit's gross floor area.
What do the price ranges actually show?
A project's range mixes its smallest and largest units, so it says little about any one unit. Comparing a single unit type is more useful. Here are the two-bedroom units, the type all three have the most of:
| Project | Units | Size (sqm) | List price | Per sqm |
|---|---|---|---|---|
| Kalea Heights | 392 | 53–80.5 | ₱8.23M–₱11.66M | ₱137K–₱172K |
| One Delta Terraces | 272 | 50–86 | ₱11.23M–₱19.88M | ₱203K–₱258K |
| The Valeron Tower | 424 | 59–91 | ₱10.92M–₱16.20M | ₱168K–₱211K |
The DMCI Homes project pages show undated full-price ranges that do not always match these lists. Kalea Heights' page matched the list exactly. One Delta Terraces' page showed ₱6,953,000 to ₱22,147,000, and The Valeron Tower's showed ₱6,975,000 to ₱18,014,000.
Our reading: the gap in price per sqm between the Cebu project and the two Metro Manila projects is wide. It says more about where the projects are than about the units. Within Metro Manila, the two-bedroom ranges overlap, so a specific floor and facing can matter more than the project name. When two sources give different ranges, go by the dated one, and ask for the price of the exact unit.
Why are the unit mixes hard to line up?
The three projects do not offer the same set of types. Kalea Heights has no studios. One Delta Terraces has no one-bedroom units. The Valeron Tower has all four types, though only 18 studios were available on October 11.
Sizes overlap across labels as well. At Kalea Heights, the largest two-bedroom is 80.5 sqm and the smallest three-bedroom 81.5 sqm. At One Delta Terraces, two-bedroom units reach 86 sqm, while three-bedroom units start at 85.5 sqm. At The Valeron Tower, two-bedroom units reach 91 sqm and three-bedroom units start at 76 sqm.
Our reading: a bedroom label does not fix the size or the layout. If you need three bedrooms, compare floor plans of similar size across the projects, including large two-bedroom units. If you are looking at a studio or one-bedroom unit, only two of the three projects are in the running for each.
How should you read the turnover dates?
DMCI Homes uses different words for each project. It said in that Kalea Heights turnover would start in December 2029. It said in that One Delta Terraces is set for completion in November 2029. For The Valeron Tower, a release said units will be ready for occupancy starting July 2029. The availability lists carry matching dates: December 31, November 30 and July 31, 2029.
Site progress on the project pages was 5.15% at Kalea Heights in June 2026, and 9.52% at One Delta Terraces and 16.62% at The Valeron Tower in August 2026.
Our reading: the three dates fall within six months of each other, but turnover, completion and ready for occupancy are not the same promise. Ask what the date means for your unit and where it is written in your documents. The progress figures were taken in different months, so they do not show which tower is moving faster.
Why can't you compare the monthly payments directly?
The payment terms list we read on October 11 shows a 15% promo downpayment over 37 months at Kalea Heights, 12% over 36 months at One Delta Terraces and 15% over 44 months at The Valeron Tower. Each project takes a ₱30,000 reservation fee. The list labels these promo terms for August to September 2026.
Our reading: with different percentages and terms, the monthly downpayment of one project is not a like-for-like figure for another. A lower monthly amount can mean a smaller downpayment and a larger balance due at turnover. Keep the downpayment separate from the loan payments that start after turnover, and ask whether these promo terms still apply before you compare.
How does location change the comparison?
Kalea Heights is on Good Shepherd Road in Banawa, Cebu City. One Delta Terraces is at the corner of West Avenue and Quezon Avenue in Quezon City. The Valeron Tower is at C-5 corner P.E. Antonio Street in Pasig City, where DMCI Homes points to the MRT-4 line that the Department of Transportation has planned.
Our reading: these are three separate markets with their own commutes, tenants and new supply. If you will live in the unit, the city you need to be in may decide the comparison before price does. If you will rent it out, look for rent evidence near each building. Treat a planned rail line as planned until it runs.
Each project has its own research page with floor plans, the current availability list and payment terms: Kalea Heights, One Delta Terraces and The Valeron Tower.
